For Ray White Applecross Sales Executive Noel Rogers, there’s romance in just walking over the beautiful Lot 269 at Wannanup’s Abrolhos Quays.

One of few remaining blocks in this idyllic patch, the 757sqm elevated waterfront block boasts knockout Indian Ocean views and beguiling sights of the area’s canals, and the entry to the Dawesville Cut and bridge.

The block has a contour that rises before dropping toward the ocean, which Mr Rogers said created a dimension of privacy.

But perhaps most unusual about the sizeable seaside parcel is the accompanying home blueprints.

“The owner is a builder with a lot of experience in oceanfront design, so they have drawn up this wonderful three-by-two home with generous garaging and a facade with an upmarket coastal look,” Mr Rogers said.

“There’s storm-proof glass in the design, so you can sit in comfort, watch the storm roll in from across the coast and feel perfectly safe.

“In the plans, the master bedroom is a beautiful space with large glass doors that open up into the ocean.

“The design includes a lift, it’s a beautiful lightweight design and includes lots of storage for your water toys.”

Mr Rogers said what was particularly dreamy about the design was the entrance, which was imagined to include a double remote-controlled gate, a 4m-wide driveway around 25m in length with enough room to swing a car around, and space for immaculate side landscaping peppered with solar lights.

“You can imagine the romance of entering that cobblestone drive for guests,” he said.

“Call it a Hollywood look, Mediterranean or inspired by the Amalfi Coast, but it’s incredible.”

Buyers are able to alter the plans included with the land sale or may choose to develop their own home design.

Mr Rogers said one benefit to choosing the accompanying design was the building licence for that plan had already been approved, meaning eager buyers could start the building process the day of settlement.

He said this would be attractive to people eager to be part of the community, which he said was thriving like Cottesloe with windsurfers, surfers, people walking their dogs along the coastline and welcome beach amenity such as showers.

“It’s an extraordinary little community,” he said. “A generous piece of oceanfront living that has just the right amount of separation – it’s not too close and not too far away from the Perth CBD.

“It’s the ultimate coastal hideaway.”

The above-average-sized lot is about 20 minutes from Mandurah train station in peak hour traffic, is near a golf course and enjoys the important and leisure-friendly infrastructure of the Mandurah region.

The buyer is accepting expressions of interest for the property.
