WA’s sublime coastline is catching the attention of overseas property hunters, with Perth rounding out the top five most searched locations in the year to April.

New PropTrack data has revealed overseas search volumes were 20 per cent higher than the five-year average for those looking to buy and 32 per cent higher for those searching for a rental.

WA was the fourth most-searched State for prospective overseas buyers, while Perth was the fifth most searched city — trailing the Gold Coast, Brisbane, Sydney and Melbourne.

Perth’s city centre was the most in-demand postcode for those checking out property on the west coast.

However, a home near our iconic beaches was clearly a priority for international house hunters.

Fremantle, Scarborough, Cottesloe and Mandurah were among the top five most searched suburbs.

Next was Rockingham, which despite being more than 40km from the CBD, was luring house hunters with its impossibly clear waters and relatively affordable housing.

Searches for Australian property by overseas buyers were up 0.8 per cent in the year to April, while searches for rentals pulled back from 2023’s elevated levels to be 2.3 per cent lower than the same time last year.

PropTrack senior analyst Karen Dellow said Perth was attractive to overseas property seekers because it was seen as a quintessential Australian city.

“It offers year-round pleasant weather, good job opportunities, and celebrates sport and culture,” she said.

“Additionally, the WA Government is actively promoting the State as a destination for skilled-work regional migrants with 491 visas and has successfully lobbied to have the entire state declared a designated regional area.

“This means that skilled migrants on regional 491 visas can arrive, live and work in Perth, making it the only capital city which has achieved this distinction.”

Ms Dellow said data on realestate.com.au showed property hunters from all over the world were attracted to Perth, with the most searches coming from Britain, New Zealand and the US.

“As of April 2024, buy searches for WA were up 2 per cent on the same time last year and rent searches were down by 3 per cent,” she said.

“There is no indication that overseas interest in Perth properties will decrease in the near future, as it is high on the list of most searched cities in Australia.”
