Housing boom puts Perth suburbs at forefront of fastest-selling across Australia

The housing boom continues at pace across Australia — but Perth suburbs are well outstripping the rest of the nation. In fact, the top four fastest-selling suburbs are in the WA capital. Adding even more currency to the property growth, Perth remarkably boasts 10 of the top 14, according to figures from MortgageBroker.com.au. The quickest-selling suburb is Leda in Perth’s south, where the median house price is $570,000 and homes takes just eight days to go under offer. The suburb is particularly attractive to families, first-time buyers, commuters and investors because of its proximity to major hubs and a wealth of amenities — all at a lower price than neighbouring suburbs within the Kwinana area such as Medina, Orelia and Permelia. A hotspot for buyers, 52 properties have sold in the suburb in the past year, with nine homes listed in the last month attracting 241 interested buyers. Southern Gateway Real Estate sales consultant Chloe Halligan said in August that Leda was popular with families and investors because it was only 10 minutes from the beach, 30 minutes from the city and was still significantly cheaper than the average priced home in Perth. She said many properties were selling at their first home open, less than a week after hitting the market. “We are definitely getting a minimum of at least five offers per property in Leda, if not more,” Ms Halligan said. Brookdale, near Armadale, sits in second with property being snapped up in only 10 days. With a median house price of $500,000, it offers some of the best value in the metropolitan area and has an impressive rental yield of 6 per cent. In joint third are Hillman, near Rockingham, and Darling Downs, which is only just further south than Brookdale before Byford. While both have an average of homes being on the market for 12 days, their median house prices are vastly different — Hillman homes come in at $565,000 while Darling Downs commands a far higher $1.2 million. Eight properties are on the market in Hillman and with 197 buyers interested in the area, it gives the suburb an impressive 24 potential buyers for every house on sale. Rounding out the top five are the Sydney suburbs of Normanhurst with a whopping median price of $1.94 million and Dean Park ($925,000), which average 13 days on the market. Another Perth suburb, Ridgewood, comes in at 7th. The northern suburb has an average of 14 days up for sale and a median price of $610,000. It is followed by family friendly Seville Grove ($596,000) in the south and Hocking ($762,500) in the north. Both have an average of 15 days before an under offer sticker appears on real estate signs. Kwinana town centre ($530,000) and Pearsall ($717,000) are equal 10th with 16 days on the market, followed by Hilbert ($600,000) — which borders Darling Down and Brookdale — in 11th with 17 days on the market. Sharing 11th spot is Sydney’s Birrong ($1.31 million), with the only Brisbane suburb Brendale ($520,000) and another Sydney area in Wetherill Park (1.27 million) sharing 14th place with 18 days before selling. Incredibly, the first suburb from Melbourne — Watsonia North — does not appear until No. 17 (21 days on the market), with Hobart (Rosny, 22 days) debuting at 18, Canberra (Fraser, 31 days) first featuring at 29, Adelaide (Hillier, 39 days) at 36 and Darwin (Nakara, 74 days) at 46.
